Selling a Home With a Mosaic Solar Loan
If you financed your solar with Mosaic, you own the panels. You also owe the loan, and the company servicing it says your buyer can't take it over. For most Mosaic sellers, that means a payoff at closing. The good news is that it can be planned down to the dollar if you start early.

Who services your Mosaic loan now
Solar Mosaic filed Chapter 11 in June 2025 (S.D. Tex. 25-90156, per the verified tracker). Its loan servicing moved to Solar Servicing, LLC, a subsidiary of Forbright Bank. Solar Servicing's corporate FAQ says it plans "to continue Mosaic's loan servicing operations as usual."
Not every Mosaic loan went to Solar Servicing. The same FAQ says that if you were told Solar Servicing isn't your servicer, "your loan was previously sold by Mosaic to an investor who has chosen an alternative loan servicing provider." In that case, use the contact in your Servicing Transition letter. Step one is always confirming who services your loan today.
The policy that drives everything: no loan transfers
Solar Servicing's homeowner FAQ (read October 13, 2026), under "Is my loan transferable?":
"At this time, we do not offer loan transfers. In order to facilitate a home sale with solar panels with an active solar loan being serviced by us, we suggest a loan payoff."
What that means in practice:
-
Your buyer generally can't assume the loan
-
The payoff usually comes out of your sale proceeds at closing, so it belongs on your net sheet before you set a price
-
Unlike a lease, the equipment is yours, so it conveys with the house once the loan is paid
"At this time" means the policy could change. We confirm it in writing for your loan when you list.
The payoff letter: what Solar Servicing says
-
You can see a payoff amount in your online account at solarservicing.myaccountinfo.com.
-
"If you need a payoff demand letter or a payoff amount for a specific date of up to 10 calendar days in the future, please email loanservicing@solarservicingllc.com."
-
If you're already in a home sale and haven't started the payoff, Solar Servicing suggests emailing Borrower Support "to avoid delays in processing your request."
-
Its contact page lists (866) 493-6367, Option 3 under "Selling your solar home?" The tracker records hours of Mon–Thu 8 a.m.–10 p.m. ET, Fri 8 a.m.–9 p.m., and Sat 8 a.m.–1 p.m.
Why the 10-day window matters on Long Island: closing dates move. A payoff letter good for 10 days can expire before the closing it was ordered for. I get an early payoff figure at listing for the net sheet, and the attorney orders the dated payoff letter close to the firm closing date. If the date slips, we re-order.
The UCC-1: "not a lien on the real property," but title will still ask
Solar Servicing's FAQ says its UCC-1 filings are recorded "in the state and county records" and document its interest in the solar equipment. It says: "The UCC-1 is not a lien on the real property, only on the solar panels and related equipment."
That's the servicer's description. Title companies and buyers' lenders often still require the filing to be terminated or released before or at closing. A UCC-1 can be recorded as a personal-property filing or a fixture filing, in different offices, and a search of one won't find the other. My checklist:
-
Search both offices before listing so there are no surprises at title
-
Make sure the payoff request asks for the UCC termination (a UCC-3) once the loan is paid
-
Follow up after closing until the termination is recorded, and keep a copy for the buyer
A Mosaic loan on a Tesla system, or from an installer that's gone
-
Tesla systems financed by Mosaic: Tesla's own support page tells third-party-loan customers to "work with your loan provider to transfer the loan contract." Solar Servicing says it doesn't offer transfers. When two companies' pages point different ways, we follow the loan servicer's written answer, because the servicer holds the loan. → Tesla solar
-
Installer no longer in business: the loan doesn't go away when the installer does. Only the installer's own warranties do. → When your installer is gone
-
Sold by SUNco / Attyx? New York's Attorney General sued that company and its lending partners in March 2026, and the verified tracker names Solar Mosaic among them. Those are allegations, not findings. If your system came from that seller, talk to a New York attorney before you pay off at closing, so you know whether the case affects your options.
How I help Mosaic-loan sellers
-
Confirm the servicer of record (Solar Servicing or another servicer named in a transition letter)
-
Get the no-transfer answer in writing for your loan
-
Put the payoff on your net sheet before pricing. No surprises at the closing table.
-
Run the UCC search and line up the termination with your attorney and title
-
Document the owned system (production, bills, equipment, warranties), since after payoff it's simply owned solar → owned solar
I've worked in solar since August 23, 2010. I'm not an attorney, a lender, or a tax professional, and I don't advise on whether or how to pay off a loan. I gather the figures and documents so you and your attorney can decide.

Frequently asked questions
Can my buyer take over my Mosaic solar loan?
Solar Servicing, which services former Mosaic loans, says: "At this time, we do not offer loan transfers." It suggests a loan payoff to facilitate a home sale. Confirm the current policy in writing for your loan.
Who do I contact to pay off a Mosaic solar loan when I sell?
For loans serviced by Solar Servicing, email loanservicing@solarservicingllc.com for a payoff demand letter, or call (866) 493-6367, Option 3 ("Selling your solar home?"). If you received a Servicing Transition letter naming a different servicer, use that contact instead.
How long is a Solar Servicing payoff letter good for?
Solar Servicing says it can provide a payoff amount for a specific date up to 10 calendar days in the future. Because closing dates move, order the final dated letter close to a firm closing date, and re-order if the date changes.
Is the Mosaic UCC-1 a lien on my house?
Solar Servicing says its UCC-1 "is not a lien on the real property, only on the solar panels and related equipment." Title companies and lenders often still require it to be terminated or released, so plan for a UCC-3 termination with the payoff.
Do I have to pay off my Mosaic loan before I list?
Not before you list, but plan for it. Most sellers pay it off from sale proceeds at closing. What you need before listing is the approximate payoff figure, so it's in your net sheet when you set your price.
My Mosaic loan was sold to another company. What now?
Solar Servicing says some Mosaic loans were sold to investors who chose a different servicer. Use the contact in your Servicing Transition letter and ask that servicer the same questions: transfer policy, payoff letter, and UCC termination.
