Selling a Home With a Spruce Power Contract
Many Long Island homeowners pay Spruce Power for solar they bought from a different company years ago. Spruce runs a formal, paperwork-heavy home-sale process. It wants a preliminary title report and a fee before it prepares documents. Here's how to get through it without holding up your closing.

Why you're paying Spruce Power
Spruce Power describes itself as "a leading owner and operator of distributed solar energy assets." Its home page (read October 13, 2026) lists "~85k residential solar systems owned" and "15 years" of servicing solar assets. Spruce has bought portfolios of existing contracts. The verified tracker lists the NRG residential portfolio and an NJR Clean Energy Ventures New Jersey portfolio among them. So the name on your original contract may be different. Your bill or account may show Spruce Power, Spruce Power 1, 2 or 3, LLC, or Kilowatt Financial.
If Spruce owns your system, your lease or PPA continues. It has to be transferred to your buyer, prepaid, or bought out when you sell.
Spruce's home-sale process (from its own form, October 13, 2026)
Spruce's website has a "Life Events" menu with four separate requests: Refinance, System Purchase / Prepayment Request, Changes to Your Lease, and Home Sale. The Home Sale Information Request form says:
-
It's "only to begin the process" of changing your agreement. Submitting it doesn't update your account or complete the home sale.
-
It's completed "by Seller or Seller's agent." Fill it out completely and "attach a copy of the Preliminary Title Report."
-
A Borrower's Authorization form "is needed to prevent any delays."
-
"There is a fee of $400 (which includes recording fees)." You pay it through Spruce's Asset Disposition Team at (844) 319-8737.
-
"A copy of your Solar Agreement will be provided to the buyer and/or escrow agent."
What the form requires:
-
Requester: Your name, relationship (account holder, attorney, buyer attorney, realtor, title agent, lender, and so on), phone, email
-
Seller: Account number, legal name, co-owner, phone, email, system ID if known, property address, forwarding address for your final bill
-
Buyer: Primary buyer's legal name, email, phone (optional co-signer)
-
Representatives: Seller's and buyer's attorney, realtor, or title contacts
-
Sale: Estimated closing date; sale type (regular, short sale, foreclosure)
-
Documents: Title report, UCC filings, Borrower's Authorization form
About older Spruce forms. Spruce's older downloadable PDF forms (created February 2025) listed different fees: $150 for escrow-facilitated sales and $350 for attorney-facilitated sales. They also asked you to choose the outcome you were requesting: the buyer assumes the agreement (with UCC termination and refiling), the buyer assumes and prepays, or the seller buys the system. The current web form shows $400. Use Spruce's current form and confirm the fee in writing. Don't rely on an old PDF someone forwards you.
The Long Island wrinkle: the title report comes first
Spruce wants a preliminary title report attached. On Long Island, the title report is usually ordered by the buyer's attorney after contracts are signed. So the Spruce request can't be complete until title is ordered. Here's how I sequence it:
-
Before listing: get the complete Spruce agreement, your account number, and a System Purchase / Prepayment quote through Spruce's separate request, so your fallback is known before pricing.
-
At contract: ask the title company to send the preliminary report as soon as it's available, and complete the Borrower's Authorization.
-
Same day the title report arrives: submit the Home Sale form with buyer, attorney, and title contacts, and pay the fee through the Asset Disposition Team.
-
Through closing: coordinate the UCC treatment (termination, refiling, or release) with title, and confirm Spruce has the closing date.
-
After closing: make sure the final bill goes to your forwarding address, and keep copies of everything.
Keep an eye on who services your contract
Spruce is operating and your contract continues. Sellers should still know what Spruce's own SEC filings say. Its quarterly report for Q2 2026 states there is "substantial doubt about its ability to continue as a going concern." It also discloses that a credit facility (SP1) matures October 30, 2026, or January 30, 2027 if a signed term sheet for long-term financing is obtained. That doesn't change your obligations or your transfer steps today. It is a reason to re-confirm who services your agreement at listing, and again before closing, if your sale runs past those dates.
How I help Spruce Power sellers
-
Confirm the Spruce entity on your account and pull the complete agreement
-
Request prepay or purchase figures early using Spruce's separate request, so you know your options before you price
-
Manage the title-report handoff so the Home Sale form is complete the first time
-
Track the $400 fee, the Borrower's Authorization, and the UCC treatment with your attorney and the title company
-
Disclose the agreement terms to buyers up front, since Spruce will give the buyer a copy of your agreement anyway
I've worked in solar since August 23, 2010, and I teach real estate professionals how to handle solar contracts in transactions. I'm not an attorney and I don't interpret your agreement or SEC filings. I put the documents in front of the right professional.

Frequently asked questions
How do I transfer my Spruce Power solar agreement when I sell my house?
Spruce's website has a Home Sale Information Request form under "Life Events." It's completed by the seller or seller's agent, requires a preliminary title report, buyer and closing details, and a Borrower's Authorization form, and it starts (but doesn't complete) the transfer process.
What does Spruce Power charge for a home-sale transfer?
Spruce's current web form lists a $400 fee, which includes recording fees, paid through its Asset Disposition Team at (844) 319-8737. Older PDF forms from early 2025 listed $150 and $350. Confirm the current amount in writing with Spruce.
Does my buyer have to be approved by Spruce?
Spruce's older forms said the buyer will need to authorize Spruce to run a credit report. The current web form collects the buyer's details. Ask Spruce for its current requirements in writing, and get your prepay or purchase figures in case the transfer doesn't work.
Can I pay off or buy my Spruce system instead of transferring it?
Spruce has a separate "System Purchase / Prepayment Request" form. Your agreement controls what's allowed and how it's priced. Request the figures in writing before you list so they're in your net sheet.
Why does Spruce need a preliminary title report?
Spruce asks for it on the form. It typically shows any recorded solar filing on the property. On Long Island the title report usually comes after contracts are signed, so we plan the Spruce submission around it.
Is Spruce Power going out of business?
Spruce is operating, and contracts continue. Its Q2 2026 quarterly report discloses substantial doubt about its ability to continue as a going concern and a credit facility maturing October 30, 2026. Re-confirm your servicer at listing and before closing.
